- Alanya: 80,000 to 180,000 Euro depending on location and quality. Central Alanya and Cleopatra at the top; Mahmutlar and Kestel at the lower end.
- Fethiye / Ölüdeniz: 120,000 to 250,000 Euro. Premium for Ölüdeniz proximity and mountain-sea view combinations. Strong British buyer influence historically keeps prices elevated.

EXPERT ADVICE: The most important factor most buyers underweight is winter liveability. A property that is wonderful in July and isolated in January is not a home it is a holiday apartment. If you are considering permanent or long-term residence, visit your target destination in January before you buy. Alanya in January is a functioning small city. Marmaris in January is largely closed. That difference defines your actual quality of life for five months of the year.

P.S. I have spent time in all of these destinations over the years. They are all beautiful. But the facts speak clearly. Alanya has the longest tourist season on the Turkish Mediterranean coast longer than Bodrum, longer than Marmaris, longer than Fethiye. That longer season means higher rental yields and more consistent demand. Property prices in Alanya are also consistently lower than Bodrum and Marmaris for comparable quality. You get more property, a longer season, a larger international community, and better value for money. I have watched all of these markets for over 25 years. The comparison was not close then and it is not close now.
